  2. It was about 3 weeks after Tim started helping me that I got my first deal under contract. It was a fire damaged property. I didn't think it was a good deal. I sent Tim some pictures and he said we might have a winner. I got excited. 1 day later I found a cash buyer investor and we ended up closing on this deal a week later. It was about 2 weeks from contracting with the sellers to getting my check. Total net profit is $5,000.
